Repeat offenders: March 2008 Archives

This new Craigslist post could very well take the cake for this wave of financial destruction if it weren't riddled with issues that make me doubt its accuracy:

MAKE THIS HOME YOURS 601 Fortress Avenue is located here in Alameda on the Lagoon... Open this weekend March 9, 2008 2-4pm... Come by and take a look at this home... Many upgrades... Get ready to make it yours. For more information call Jose at 510-523-SOLD or go to www.ThinkClosed.com...

601_fortress_isle.jpgFirst of all, there's no Fortress Avenue, only a Fortress Isle. Second, ThinkClosed.com doesn't work (yet). At least it seems the domain is registered, so maybe there's just no hosting plan set up yet. And third, the agent's own site is a monstrosity, with Oakland homes listed in Alameda, so who knows what's accurate and what's not.

That being said, the reason this is a contender for the biggest-loss prize is the following:

Last sale and tax info

Sold 04/06/2006: $925,000
2007 Property Tax: $1,990

601_fortress_zillow.jpgGiving everyone the benefit of the doubt, this means a $225,000 loss in less than 2 years.

After digging around a bit, one finds interesting information confirming the 2006 price, as well as today's discount. The agent who sold this property is still showing it off on his own Web site:

The current MLS # is 40324628. It seems the Y! real estate page may have merged the old listing with the new; the MLS number is the same, but Y! shows the old price. As far as I can tell, Movoto is current and consistent with the Craigslist listing, as well as the Harbor Bay listing.

Nice.

Update 4/12/08: we have ourselves a pre-foreclosure.
