This is rich. Jose Cerda-Zein, a local Realtor(tm), wants to do lunch with me and coach me so I (he and I, really) can create a great life for me and my family. To be a more successful real estate agent. To be less negative. Somehow José appears to believe I'm a Realtor(tm).
You don't know me from Adam; I can tell you that we have never met. Yet why do you so readily offer to "coach me" so that you can take credit for the "great life for [me] and [my] family" that you and I will achieve together?

Do I spend my time saying "interest rates are at historic lows" or "it's a buyer's market" or "buy now or be priced out forever" or "it's a great time to buy" or "prices are low" or "we've reached the bottom"? I went to high school with him here in town. Doesn't sound like he has chaged all that much. After that letter, my opinion of him is still the same as it was back then.
I guess times are so bad for most real estate agents that some are trolling for clients on a blog that documents the bursting of the real estate bubble. How ironic. Or maybe he's trying to lure you somewhere to do something nefarious. Be careful.
I had an interesting interaction with him back in the spring. I cold-called him as I walked past one of his listings. He gave me the impression that he's a broker, but he still had a personal listing (?) so he came out to show me the (sh!tty) house. He was very pushy and wanted me to submit an offer on the spot, bringing blank forms with him to the showing. We looked at another house around the corner at his suggestion, and the same thing happened: pushing to make an offer on the spot. After I found another Realtor(tm) (one that I really respected), as a professional courtesy I let him know, and he emailed back a somewhat sh!tty response.

No, I don't know him and have no knowledge of that. I just thought his phrasing was interesting and it reminded me of this program which someone told me about in the past when they also wanted to "help me" to achieve a "great life." Um, no thanks!
