For comparison's sake, nice homes priced around $425 / sqft are languishing  on the market. It'll be a good deal, but only for the sellers, and only if they get their asking price. A doubtful proposition at best, considering a recent spate of equally hideous houses in the same neighborhood putting pressure on prices (and not selling either). I can think of 8 within spitting distance off the top of my head, which means there are probably a dozen or more.

$738,000 - 6% - $625,500 - 2 x $8,654 - "lots of upgrades" (judging by the itemized list, I'd guess a good $50,000) = bupkis.
