Ranch house with no dressing - 621 Larchmont Isle, Alameda
This lovely 1960s ranch house, roughly identical to several hundred others on the same strip of landfill at the south edge of Alameda, save for the waterfront view, is for sale.
Who wouldn't want a completely unremarkable, under-1900-square-foot, cookie-cutter 60s rancher facing a lagoon for just a hair under $900K? And it's not like $900K loans are hard to get these days, either. Maybe the seller will throw in the 2 Lexus(es) in the driveway. Or is that merely a Toyota?
Why is this otherwise bland listing here? Well, the current owners are deflecting a knife they caught on the way up, having purchased that property for $775K in June, 2004, per public records on Zillow.com. This means a conservative $840K break-even price, what with pesky agent commissions, move-out costs, etc.
Oh, and did I mention there's another one within walking distance, with suspiciously similar square footage, bedroom and bathroom stats, build year, etc, that just came on the market for just $799K?
Update 7/14/08: Some folks really like ranchers. It was picked up for $830,000 in April.
